Planning Applications & Appeals
We submit planning applications and appeals for all types of site and development schemes from individual plots to large scale employment and housing projects. We fully recognise that our clients' objectives are to maximize value in the widest sense. We coordinate the preparation of site masterplans, community consultation and the various supporting statements required by the local planning authority. We negotiate appropriate planning conditions and Section 106 planning agreements. If necessary we can submit appeals against the refusal of planning permission but we see this as a last resort and generally seek to negotiate an early permission.
Representations to Local Development Framework Documents
With an increasing emphasis upon a local development framework led environment, it is vitally important that owners of land ensure that their proposed development schemes are put forward at the right time. We are able to coordinate high quality submissions to persuade the local planning authority that the particular development proposal has a good strategic fit with their existing and emerging policies and that development should be allocated to our clients’ sites.
Site Development Strategies
Evaluation of site development potential, options appraisal, market demand research, identification of site constraints, financially viable master plans, development briefs, business plans, development appraisal, funding strategies and project management.
Local Economic Assessments
Provision of an evidence base for economic interventions; understanding of the structure of local economies; property market analysis; growth prospects, labour market profiles; community needs; requirements for balanced employment and population growth; inward investment; employment land reviews.
We have an excellent track record in successfully applying for grants to support our clients’ projects. We understand what criteria have to be met for an application to be successful and shape the project to maximise the grant available to support the project.
Area Regeneration Frameworks
Understanding of partners’ aspirations; assessment of local development and regeneration potential; developing consensus on objectives and priorities; preparation of public/private sector action frameworks; and formulation of implementation programmes.
Small Business Growth and Accommodation.
Initiatives to provide accommodation for business start ups; design and implementation of sector specific growth support programmes; strategies and programmes for local business support. We have successfully worked on the delivery of a number of enterprise / innovation centres for both the private and public sectors.
Project and Scheme Evaluation
Preparation of baseline information and evaluation frameworks; interviews with stakeholders and target beneficiaries; statistical analysis; assessment of project outputs and outcomes; recommendations for project re-profiling and on-going monitoring.
Community Infrastructure Levy
Making the case for ‘exceptional circumstances’ relief, site appraisal and viability testing, local property market analysis including supporting the case for differential CIL rates, representation and advocacy services at the Charging Schedule Independent Examination in Public.
